In East Norwalk, Rowayton and Wilson Point, salt spray and wind-driven rain leach lime out of older mortar joints and rust embedded steel. We spec breathable Type N mortar and salt-tolerant setting beds on those properties rather than the harder mixes that work fine two miles inland — a dense Portland-heavy joint on a coastal wall traps moisture and spalls the face off the masonry within a few winters.

Footings hit rock, water runs sideways along the ledge instead of down through the soil, and retaining walls need engineered gravel backfill with proper weeps or the freeze-thaw cycle pushes them out of plumb inside three winters.
