Chimney Repair
Repointing vs Rebuild
Most CT chimneys we look at need repointing and a new crown — not a teardown. Here's how the two differ.
Attribute
Repointing
Rebuild
What it is
Removing failed mortar and replacing with new
Demolishing brick down to roofline (or further) and rebuilding
When it's right
Bricks are sound; only mortar joints are failing
Bricks are spalled, leaning, or structurally compromised
CT cost (above-roof)
$1,800–$4,500
$4,500–$12,000
Lifespan after
25–40 years
75–100 years
Disruption
1–3 days, scaffolding only
3–7 days, scaffolding + flue protection
Our Recommendation
If a contractor jumps straight to a rebuild quote without inspecting the actual brick condition, get a second opinion. Many CT chimneys quoted for full rebuilds need only repointing, a new crown, and new flashing — half the price and almost the same lifespan.
